Income Approach
For income-producing properties, value is derived from Net Operating Income (NOI) divided by the market capitalization rate. This is the most common method for retail, office, and industrial investments.
Sales Comparison Approach
Value is benchmarked against recent sales of comparable properties in the same market. Adjustments are made for size, condition, location, and lease terms.
Cost Approach
Value is estimated based on the cost to replace the building, minus depreciation, plus land value. Most relevant for special-use properties with few comparables.
